What are you looking for?

Asphalt parking lots and driveways go through a lot of wear and tear on a daily basis, not only from cars driving over them but also from the effects of rain, sunlight exposure, and heat. If you want to keep your asphalt surface looking and functioning its best all year round, seal coating is a tried-and-true method for protecting your lot’s structural integrity as well as preserving its overall appearance.

At the same time, though, asphalt seal coating and maintenance in central Texas is not something you want to trust to just anyone, since even minor mistakes during the process can lead to the seal not working right or even to the asphalt beneath it suffering serious damage. Integrity Paving & Coatings has years of experience helping businesses of all kinds with asphalt paving and repairs, and we can meet your sealing needs.

Basic Steps in the Seal Coating Process

Seal coating a stretch of asphalt is the process of covering it with a layer of protective material that helps keep the asphalt from oxidizing, suffering moisture damage, or being damaged by substances like oil or gas. At Integrity, we have our own unique seal coat emulsion that doesn’t give off unpleasant fumes, has a low VOC rating, and even dries quicker with better long-term results than many other seals, thanks to the rubberized hardener in it.

As for the actual asphalt seal coating process we put into practice across Central Texas, we’ll first thoroughly clean the pavement to be sealed, treat any oil spots with a special primer, and apply an initial primer layer of seal coat before layering on a thicker second coat providing about an eighth of an inch of protection. We’ll then squeegee the edges of the sealed asphalt by hand, touch up any spots that need it, and do a walk-through to ensure everything looks good before letting the seal coat dry overnight.

How Often Should Asphalt Be Seal Coated?

Typically, you’ll get the best results from asphalt seal coating in Central Texas, Austin, and across the Lone Star State if you put down your first seal coat within six months to a year of when the asphalt was initially put down. This is ideally done during the warmer months when the average temperature is above 50 degrees Fahrenheit and there’s a lower chance of rain. As for maintenance, a new seal coat every three years should keep most asphalt surfaces in good shape, although lots with different sizes, functions, and weather conditions will have different needs.

What we can guarantee you’ll get from Integrity Paving & Coatings, no matter what, though, is efficient service that keeps your lot looking great without inconveniencing your business. We know how important it is to keep asphalt in good condition without keeping it out of commission for too long, so once we get started on a job for you, our experienced team will finish it efficiently and get it right the first time so you can get back to normal in a matter of days.
