As for the actual asphalt seal coating process we put into practice across Central Texas, we’ll first thoroughly clean the pavement to be sealed, treat any oil spots with a special primer, and apply an initial primer layer of seal coat before layering on a thicker second coat providing about an eighth of an inch of protection. We’ll then squeegee the edges of the sealed asphalt by hand, touch up any spots that need it, and do a walk-through to ensure everything looks good before letting the seal coat dry overnight.

How Often Should Asphalt Be Seal Coated?

Typically, you’ll get the best results from asphalt seal coating in Central Texas, Austin, and across the Lone Star State if you put down your first seal coat within six months to a year of when the asphalt was initially put down. This is ideally done during the warmer months when the average temperature is above 50 degrees Fahrenheit and there’s a lower chance of rain. As for maintenance, a new seal coat every three years should keep most asphalt surfaces in good shape, although lots with different sizes, functions, and weather conditions will have different needs.
